Aims: Building density is a crucial factor that influences all aspects of planning and design; No plan can be prepared or implemented without addressing it. This research aims to evaluate the criteria for determining building density in urban development plans, focusing on District No. 9 of Mashhad City.
Methodology: The current research was practical in nature. It was conducted in the ninth district of Mashhad in the year 2024. Using Morgan's formula, a sample size of 384 individuals was determined. Consequently, 384 native residents of the ninth district were surveyed. To measure the reliability of the questionnaire, Cronbach's alpha test was utilized, yielding a value of 0.840, indicating an appropriate level of reliability. Finally, the data were analyzed using the structural equation model in SmartPLS 4 software.
Findings: All components affect urban development plans and building density. In the research model, building density was treated as a reflective parameter, while urban development plans constitute a combined model. The relationships between the parameters were direct and positive.
Conclusion: Among the parameters related to building density, indicators of environmental impact and access to urban services exert a greater influence on the dependent parameter (urban development plans), while the land-to-building ratio and quality of space demonstrate a lesser impact. Additionally, the sub-indices of social participation and environmental sustainability indicate a favorable situation for achieving urban development plans and desirable density.
