Spatial assessment and analysis of endogenous development zones in region 3 of Isfahan metropolis

Aims and Background: Following the rapid population growth and the emergence of new urbanization developments in the world, different and sometimes contradictory solutions have been proposed for the development of cities. We see these solutions in development patterns such as surface dispersion, jump development, etc., which impose infrastructure and environmental costs on the city. This process of urban development puts the central areas of cities on its agenda. The purpose of this study is spatial measurement and analysis of endogenous development zones in region 3 of Isfahan  metropolis.
Methodology: The type of applied-developmental research and its study method is descriptive-analytical. The ANP model was used to determine the appropriate areas of internal development and the nearest neighbor index and the Getis-Ord model were used to analyze its clusters.
Findings: The research findings show that according to the calculations of the ANP model, very high, high, low and very low priority areas for endogenous development have 97, 91 ​​and 430 hectares, respectively. Therefore, about 188 hectares of the texture of region 3 of Isfahan is prone to internal development. According to the nearest neighbor mean method, the distribution pattern of very high and high priority areas has a z-scoer score of 20.85, which indicates a completely cluster distribution pattern of these lands. According to the Getis-Ord Gi model, the priority areas are in the northern and central part and the low priority clusters are in the southern part of the region.
Conclusion: The results show that; Neighborhoods with higher than average values ​​are located in the center and to some extent in the north and west of the city and neighborhoods with lower than average values ​​are located in the south and east of Isfahanchr('39')s third district.
