fa ارزیابی معیارهای تراکم ساختمانی در طرح‌های توسعه شهری، مشهد Evaluation of Building Density Criteria in Urban Development Plans; Mashhad جغرافيای شهری Urban Geography پژوهشی اصیل Original Research اهداف: تراکم ساختمانی به عنوان عامل تعیین‌کننده و نیز اثرگذار بر تمامی جنبه‌های برنامه‌ریزی و طراحی است که هیچ برنامه‌ای بدون پرداختن به آن نمی‌تواند تهیه و اجرا شود؛ به این منظور پژوهش حاضر با هدف ارزیابی معیارهای تعیین تراکم ساختمانی در طرح‌های توسعه شهری تدوین شده است. روش‌شناسی: پژوهش حاضر از لحاظ هدف کاربردی بوده و در محدوده منطقه ۹ شهر مشهد در سال ۱۴۰۳ انجام شد. حجم نمونه با استفاده از فرمول مورگان ۳۸۴ نفر به‌دست آمد. بدین منظور ۳۸۴ نفر از میان ساکنان بومی منطقه ۹ شهر مشهد مورد پرسش قرار گرفتند. همچنین به منظور سنجش پایایی پرسش‌نامه از آزمون آلفای کرونباخ بهره گرفته شد و میزان آن ۸۴۰/۰ به‌دست آمد. این میزان نشان‌دهنده پایایی مناسب پرسش‌نامه بود. در نهایت داده‌ها با بهره‌گیری از مدل معادلات ساختاری در نرم‌افزار ۴ Smartpls مورد تجزیه و تحلیل قرار گرفت. یافته‌ها: اثرگذاری تمامی مولفه‌ها بر طرح‌های توسعه شهری و تراکم ساختمانی تایید شد و در مدل پژوهش متغیر تراکم ساختمانی به عنوان متغیر انعکاسی و متغیر طرح‌های توسعه شهری تشکیل‌دهنده مدل ترکیبی بودند. روابط بین متغیرها مستقیم و اثرگذاری آنها مثبت بود. نتیجه‌گیری: از نظر متغیرهای مرتبط با تراکم ساختمانی، شاخص‌های تاثیر بر محیط زیست و دسترسی به خدمات شهری اثرگذاری بیشتری بر متغیر اثرپذیر (طرح‌های توسعه شهری) دارند و متغیرهای نسبت زمین به بنا و کیفیت فضا اثرگذاری کمتری را از خود نشان می‌دهند و همچنین زیرشاخص‌های مشارکت اجتماعی و پایداری زیست‌محیطی در تحقق طرح‌های توسعه شهری و تراکم مطلوب وضعیت مطلوبی را نشان می‌دهند.   Aims: Building density is a crucial factor that influences all aspects of planning and design; No plan can be prepared or implemented without addressing it. This research aims to evaluate the criteria for determining building density in urban development plans, focusing on District No. 9 of Mashhad City. Methodology: The current research was practical in nature. It was conducted in the ninth district of Mashhad in the year 2024. Using Morgan's formula, a sample size of 384 individuals was determined. Consequently, 384 native residents of the ninth district were surveyed. To measure the reliability of the questionnaire, Cronbach's alpha test was utilized, yielding a value of 0.840, indicating an appropriate level of reliability. Finally, the data were analyzed using the structural equation model in SmartPLS 4 software. Findings: All components affect urban development plans and building density. In the research model, building density was treated as a reflective parameter, while urban development plans constitute a combined model. The relationships between the parameters were direct and positive. Conclusion: Among the parameters related to building density, indicators of environmental impact and access to urban services exert a greater influence on the dependent parameter (urban development plans), while the land-to-building ratio and quality of space demonstrate a lesser impact.
